These Terms of Use explain the rules for using Property Bookmarks and the Property Bookmarks website.
By using this website or creating an account, you agree to these Terms. If you do not agree with them, you should not use the service.
Property Bookmarks is currently an early-stage service and may change as it develops.

2. What Property Bookmarks does
Property Bookmarks helps users organise their property search.
The service may provide you with a dedicated Property Bookmarks email address that you can use when signing up for property alerts from property portals, estate agents, developers and other property-related websites.
Emails sent to that address may be displayed inside your Property Bookmarks account. Where possible, Property Bookmarks may identify property links in those emails and help you save, classify, organise and revisit property information.
Property Bookmarks may help you keep track of:
- property-alert emails;
- property links;
- property titles, descriptions, prices, status and locations;
- main image URLs;
- estate agent or portal links;
- your own notes, ratings, viewing records and contact records.
Property Bookmarks is intended to help you manage your own property search. It is not a public property portal and does not replace the original property portals, estate agents, developers or property websites.
3. Not a property agent or adviser
Property Bookmarks is an organisation tool. It is not an estate agent, letting agent, property portal, surveyor, mortgage broker, financial adviser, legal adviser or conveyancer.
We do not sell, let, value, survey, inspect, recommend or negotiate properties.
You are responsible for checking all property information with the original source, estate agent, developer, seller, landlord, surveyor, solicitor, conveyancer, lender or other relevant professional.
Nothing on Property Bookmarks should be treated as property, legal, financial, tax, mortgage, valuation, surveying or investment advice.
4. Accounts
To use some parts of the service, you may need to create an account.
You agree to provide accurate information when creating or updating your account. You are responsible for keeping your login details secure and for all activity that happens through your account.
You must tell us promptly if you believe your account has been accessed without permission.
We may suspend or close an account if we reasonably believe it has been misused, used unlawfully, used in breach of these Terms, or used in a way that may harm Property Bookmarks, other users or third parties.
5. Your Property Bookmarks email address
If we provide you with a Property Bookmarks email address, it is intended for property-search use.
You must not use your Property Bookmarks email address for spam, unlawful activity, harassment, fraud, bulk mailing, misleading communications, security abuse, or any purpose unrelated to reasonable use of the service.
You are responsible for how you use the address and for any websites or services you sign up to using it.
We may limit, suspend or disable an email address if it is misused, receives excessive or abusive traffic, creates security problems, or puts the service at risk.
6. Incoming emails and property information
Property Bookmarks may receive, store, display and process emails sent to your Property Bookmarks email address.
It may also attempt to identify property links and extract limited property information to help organise your account.
You understand that automated processing may not always be complete, accurate or up to date. Property details may be missing, incorrect, duplicated, delayed or no longer available.
You should always click through to the original listing or contact the relevant estate agent, developer, portal or property owner to confirm the current details.
7. External property websites and portals
Property Bookmarks may contain links to external websites, including property portals, estate agents, developers and other property-related services.
Those websites are operated by third parties. We do not control them and are not responsible for their content, accuracy, availability, privacy practices, cookies, terms, fees, restrictions or decisions.
Your use of external websites is subject to their own terms and policies.
Property Bookmarks does not guarantee that any external website will accept a Property Bookmarks email address, continue sending alerts, allow access to listings, or continue using the same technical format.
8. No guarantee of property availability or accuracy
Property information can change quickly. Prices, descriptions, photographs, availability, status, location details, agent details and links may change or become unavailable.
Property Bookmarks does not guarantee that information shown in your account is complete, accurate, current or suitable for any particular purpose.
You must verify important information before making decisions, arranging viewings, making offers, spending money or entering into legal commitments.
9. Your notes, ratings and records
Property Bookmarks may allow you to add notes, ratings, classifications, viewing details and contact records.
You are responsible for the information you add. You must not add unlawful, defamatory, abusive, discriminatory, misleading or privacy-infringing material.
You should avoid storing unnecessary sensitive personal information in your account.
10. Property states, hiding, archiving and deletion
The service may allow properties or emails to be classified, hidden, archived, marked as deleted or otherwise organised.
Some states may remove an item from normal view without immediately removing all records from the system. This can help preserve your property-search history, prevent irrelevant properties from repeatedly appearing, or allow the system to alert you if a hidden or archived property changes in a relevant way.
If you want information permanently deleted, please contact us or use any account deletion tools provided by the service.
Deletion may be subject to technical backup periods and lawful retention requirements.
11. Acceptable use
You agree not to use Property Bookmarks to:
- break the law;
- infringe anyone’s rights;
- send or encourage spam;
- harass, threaten or abuse anyone;
- upload, store or transmit malware or harmful code;
- attempt to gain unauthorised access to any system or account;
- overload, scrape, reverse engineer or disrupt the service;
- interfere with the security or operation of the website;
- use the service for bulk data extraction or competing public republication of property listings;
- misrepresent your identity or connection with another person or organisation;
- use the service in a way that could damage the reputation or operation of Property Bookmarks or Ah Ha Software Limited.
We may take action to prevent misuse, including limiting access, suspending accounts, blocking traffic, deleting content or reporting unlawful activity.
12. Intellectual property
The Property Bookmarks name, website, software, design, layout, database structure, text, branding and service features belong to Ah Ha Software Limited or its licensors, except where third-party rights apply.
You may use the service for your own personal property search in accordance with these Terms.
You must not copy, reproduce, adapt, resell, redistribute or exploit the service, software, design or content except as allowed by law or with our written permission.
Property listings, images, descriptions, portal content, agent content and other third-party materials may belong to the relevant third parties. Property Bookmarks does not claim ownership of third-party property listings or third-party media.

Property Bookmarks may display externally hosted images or other information associated with property links or property-alert emails.
Unless stated otherwise, images, listing text and property media remain the responsibility of the original third-party source.
If you believe content displayed through Property Bookmarks infringes your rights or should not be displayed, please contact us using the details above.
14. Service availability
We will try to keep Property Bookmarks available and working, but we do not guarantee uninterrupted access.
The service may be unavailable, delayed, changed or restricted because of maintenance, technical problems, third-party changes, email delivery issues, security incidents, hosting issues, legal reasons, or development work.
We may change, suspend or discontinue parts of the service at any time.
15. Early-stage service
Property Bookmarks is developing and may be tested, modified and improved over time.
Features may change. Some functions may be experimental. Data extraction from emails or property links may not always work as expected.
You should not rely on Property Bookmarks as the only record of important property-search information. You should keep your own copies of important emails, viewing arrangements, offers, legal documents and communications.
16. Fees and paid services
Some parts of Property Bookmarks may currently be free. We may introduce paid plans, usage limits, premium features or charges in the future.
If paid services are introduced, the relevant prices, features, billing terms and cancellation terms will be explained before you are charged.
